Independence Landing and its residents must abide by all applicable low-income housing requirements, as well as federal, state, and local laws and regulations.

Independence Landing provides the opportunity for individuals with a wide range of abilities to live independently along with offering a variety of social and recreational activities, family education and support, community services referrals and guidance, optional meals, and a community in which to belong.

Residents must comply with the terms of their individual service agreements and leases and are expected to follow Independence Landing guidelines related to visitation, sanitation, health, and safety.

Applicable noise ordinances must be followed. Illegal drug use, criminal behavior, and public intoxication are not permitted. Pets are not permitted, with the exception of approved service animals.

Each apartment bedroom at Independence Landing will be rented under a legal lease agreement with the individual resident and/or guardian co-signer, as applicable. Residents have, at minimum, the same responsibilities and protections from eviction provided to tenants under Florida landlord-tenant laws.

Nonpayment of rent and/or utilities, criminal behavior and/or arrests, creating an uninhabitable living environment, or violation of the terms of the lease (including service agreement) may result in eviction.

Upon moving into Independence Landing, each resident will participate in service coordination and supported living services. A service agreement is a required component of the lease for all residents.

For private-pay residents, a service agreement with the applicable service provider is required and will accompany the individual’s lease. The cost of service coordination and support services is separate from and in addition to rent. For residents receiving Medicaid Waiver services or CDC+, an applicable support plan/APD service agreement is required and will accompany the individual’s lease. Documentation must be provided to confirm that required services are in place at all times.

Upon move-in, all residents will receive training on Independence Landing’s rules and regulations, apartment appliances and features, access to on-site amenities, and various aspects of independent living. Training may include, but is not limited to, safety, transportation, emergency response, use of apartment features and amenities, and other skills necessary to support safe and successful independent living.
